    • IREM Sustainability Property Challenge Launched

IREM and the City of Houston Collaborate to
      Boost Local Whole-Building Sustainability Efforts

IREM and the City of Houston have signed a Memorandum of Understanding (MOU) outlining a collaborative relationship to encourage local building owners and managers and individual property tenants to combine efforts in order to step up whole-building sustainability activities. Participating properties and tenant spaces will engage in a sustainability “challenge” comprised of two parts: the Houston Green Office Challenge and the IREM Sustainable Property Challenge. The goal: To improve the resource conservation, performance, and indoor environments of commercial real estate throughout the city.

IREM’s major role will be to promote and administer the IREM Sustainability Property Challenge, launched last year as part of the IREM Sustainability program, which also includes a sustainability platform and the IREM Certified Sustainable Property Certification. The challenge is a friendly, cost-free competition for individual properties. The challenge and other aspects of IREM’s program are driven by the Green Per Square Foot online platform.

Looking both to commercial property managers and office tenants to demonstrate leadership in environmental performance, the City of Houston will focus on promoting and administering the Houston Green Office Challenge, a competition first launched in 2011, that acknowledges property tenants for their achievements in greening their operations through Mayoral and media recognition. The Houston Green Office Challenge also is driven by the Green Per Square Foot online platform.

Locally, the combined challenges will be known as the Houston Green Office Challenge+IREM Sustainable Property Challenge and will call for completion of activities drawn from seven main categories: education and outreach; energy; water conservation; materials and waste; interiors, exteriors and purchasing; transportation, and stakeholder engagement. Completing activities earns points, and points move participants up a leader board, with top performers rewarded with prizes and public recognition.

IREM and the City of Houston will work together to engage participants, facilitate educational events, and provide information on how property managers and tenants can work together to improve whole-building sustainability.

IREM SUSTAINABILITY: www.iremsustainability.com is a dedicated website that contains detailed information on all components of the sustainability program, including applying for certification. Challenge participants from any location, including Houston, may enroll properties or spaces through this website.

HOUSTON GREEN OFFICE CHALLENGE: www.houstongoc.org is a dedicated website through which Houston tenants and spaces may enroll in the Houston Green Office Challenge+IREM Sustainable Property Challenge.

    • New City Elevator Phone Number

While your elevator signage may still have 713.535.7756 for emergencies. Please note that going forward the new City of Houston elevator number is 832.394.8861. Contact Mike Dorosk at City of Houston at 832-394-9253 with any questions.

You will recall the adoption of new elevator signage requirements which went into effect December 1, 2003 requiring building owners to display the below information within 10 feet of the elevator call button. The City of Houston changed their telephone numbers some years ago and the 713 number currently on the signage is no longer in service.

Thus, time to update the signs with the correct telephone number below.

Signage Requirements Inside the City Limits:

This elevator is regulated by the City of Houston Building Inspections Department

      832-394-8861

Building Management Number (insert management office number here)

Certificates of Compliance are located (insert location here)

Outside the City limits and including municipalities such as the Villages, Bellaire, etc.:

This elevator is regulated by the Texas Department of Licensing and Regulation

      1-800-803-9202.

Building Management Number (insert management office number here)

Certificates of Compliance are located (insert location here)

The sign must be in at least 18 point type and be placed in a publicly visible area. A publicly visible area is a location that is visible to the public in an elevator car or a common area lobby or hallway and accessible to the public at all times when any elevator is in operation, without the need for the viewer to obtain assistance or permission from building personnel.

Below is an example of what a sign might look like. We urge you to contact your elevator maintenance company to ensure compliance with this regulation.

The 90's were full of important events, but one stands out for IREM Houston among the rest. In 1994 we founded the Friend of IREM Program. Now, 20 years later, we're still calling it a success! Not only have our Friends been invaluable in their sponsorship of IREM events, they give their time and energy in support of our greater mission of education and professional development.

To show our appreciation, we will be hosting a Friends of IREM Appreciation Happy Hour. We invite you as an IREM member to join us for a night of complimentary drinks, appetizers, celebrating, and networking. What better way to say "thank you" than spending quality time connecting with our Friends?

The Houston Chapter of the Institute of Real Estate Management (IREM®) has announced its annual list of top real estate companies in the Houston area based on the number of Certified Property Manager® (CPM®) credentialed members they employ locally. To obtain the CPM® designation, one must meet stringent IREM requirements in the areas of professional education, examination and experience.  They also must pledge to abide by a rigorous Code of Professional Ethics that is strictly enforced by the organization.

With increased real estate buying, selling and development there is also an increased need for managers to come in and professionally and effectively manage investments.” said IREM Houston President Janie Snider, CPM®. “It is crucial to property owners that the professionals managing their assets have expertise, education, competency and a commitment to ethical business practices. Management professionals that hold globally-recognized credentials will understand and act on all the varying needs to set that asset apart from the rest.”

In total, the top 10 firms with CPM® credentialed members manage over 140 million square feet of prime Houston commercial real estate, which is valued in excess of $5.1 billion dollars.
